A stunning Regency two storey apartment , built in 1837, in the heart of Southwold, situated just three doors from the Crown Hotel. The accommodation comprises of an entrance hall with stairs leading to a spacious fully equipped handmade kitchen with breakfast bar, table and 4 chairs;  this leads on to a small terrace. On the next floor there is a small conservatory and cloakroom/shower room;  the next level takes you to an open plan landing/dining room with dining table seating up to eight peoplethis floor is a twin bedroom  (with a single futon bed also), and a sumptuous lounge. On the second floor are two large bedroom suites both with ensuites and fantastic views over Southwold rooftops and clear views of the lighthouse. This property is situated over 3/4 floors, and we feel it is unsuitable for families with small children.

The property is situated in the middle of southwold high street near to the many restaurants, individual shops, adams pubs, and of course the sea which is 2 minutes away ,The golf course is a 10 minute walk

There is free parking just around the corner.

Rutland house was a large merchants house , until early in the 20th century, the downstairs was turned into 2 large shops leaving the upstairs as a 2 storey appartment , which is full of character, and has many of the original features including fireplaces panelled doors and pine floorboards , the property was refurbished to a high standard with over £120,000 spent on bringing it up to 21st century. A spacious apartment, sleeping 7/8 persons.

About the area

Southwold has a wonderful atmosphere as all that have visited will know and once you have been you are sure to return , a day in southwold can begin with a coffee in or outside the crown watching the world go by and after strolling around the many indidual shops you can visit, one of the many original pubs serving adnams beers and wines, before going for a walk along the beach to the harbour and catching the small ferry over to warbleswick and walking back over the common and golf course back to the town. Dinner can be taken at one of the restuarants in the town with no need to drive or can be sourced at the black olive deli or one of the seafood stalls ; we always finish the day with a walk along the beach.

Good afternoon, Linda I'm happy to say we had a lovely time at Rutland House, and it was perfect for our needs. The layout and space were both excellent and the kitchen was well-equipped, enough for us to prepare a full Christmas dinner for the family. The dining area was a lovely central hub and the lounge was comfortable and cosy. The location could also not be better - on the High Street in the midst of the delicatessens and boutique shops, yet above any hustle and bustle and very peaceful in the evenings. Hi Linda, We had intended to write in your guest book all week then in the chaos of packing we all forgot!! We had the most wonderful stay at Rutland House, everything was perfect!! Facilities are excellent and the place is clean, comfortable, perfectly located and most importantly has a gorgeous happy holiday feel to it. Your website photos do not do it justice! And obviously can not capture the layout which provides so many versatile areas ,ideal for family groups! A great find and we will be back!! We really did find the place wonderful , I had friends in Southwold at the same time, all of us come regularly and rent various cottages bringing along our parents , friends etc . They popped in and had a nose and were impressed by the standard and space yours provides ! So hopefully more customers for you !
